Heyda Ltd was commissioned by Auburn Construction to provide an updated Noise Impact Assessment for a proposed Travelodge Hotel development on Boord Street, Greenwich. This assessment was required as part of a Section 73 application under the Town and Country Planning Act 1990, following modifications to the previously approved scheme.
The site is in an acoustically challenging location, surrounded by industrial, commercial, and transport infrastructure, including:
- The A102 Blackwall Tunnel Southern Approach, a significant source of traffic noise
- Studio 338 nightclub, approximately 80 metres away
- Greenwich Peninsula substation and Boord Street Sewage Pumping Station, contributing industrial noise
- Proposed residential-led mixed-use development on a neighbouring lorry park, increasing the importance of a robust noise mitigation strategy

Heyda's Input
Heyda’s scope of work included:
- Environmental consultation with the Environmental Health Department to confirm the validity of existing noise data
- A 24-hour midweek environmental noise survey if required to establish current noise conditions
- Noise Impact Assessment covering:
- External noise ingress, ensuring internal noise levels within guestrooms comply with Travelodge’s stringent brand standards
- Ventilation and building envelope requirements, recommending high-performance windows, walls, and a mechanical ventilation system to prevent reliance on openable windows
- Sound insulation between non-guestroom and guestroom areas, ensuring noise from restaurants, kitchens, and offices does not impact guest comfort
- Building services noise emissions, ensuring compliance with BS 4142:2014 to prevent disturbances to surrounding properties
- Technical Report Production, providing a detailed submission suitable for planning approval, demonstrating compliance with the Royal Greenwich Local Plan and London Plan policies
Through advanced noise modelling and mitigation strategies, Heyda ensured that the proposed Travelodge Boord Street would meet the required acoustic performance standards, securing planning approval and enhancing guest comfort.
